ダラスオフィス物件「Harwood No.1」競売落札・ロレックス跡地のオフィス危機

2025年11月、ダラス・アップタウンの高級オフィスビル「Harwood No. 1」（旧ロレックス入居物件）が、オクラホマ州拠点のFirst United Bankにより競売で落札されました。同物件はHarwood Internationalが開発した初のオフィスビルであり、ローン返済の滞納が原因で競売に至ったものです。

Harwood Internationalは、2020年にFirst United Bankから約3,745万ドル（1平方フィートあたり353ドル）の融資を受けていましたが、返済の遅延により競売措置を取られる運びとなりました。Harwood No. 1の稼働率は54%と低迷しており、同社は2025年に他のオフィスビルでも立て続けに競売・売却を経験しています。Harwood No. 4は今年4月、Spear Street Capitalにより取得され、Saint Ann Courtは命拾いしたものの、Harwoodの財務基盤が揺らいでいる状況です。
